Case Study #1 - HDB

Mr and Mrs Pang, both 34 years old, were owners of a 4 room HDB flat that just achieved MOP status. They planned to engage me to sell their HDB flat and tobuy a resale HDB Executive Maisonette.

But after some detailed financial calculations, they learnt that there was a better way to grow their wealth and plan for their retirement.

They have since upgraded to a private Condominium without using any of their savings, and even have a CASH reserve of S$100,000! With a clear asset progression road map, they are even thinking of investing in a second property in 2020.

Case Study #2 -

CONDOMINIUM

Our clients, Peter and Annie, both with a combined income of S$15k, sought my advice for selling their older 2-bedroom condominium and buying a newer 3-bedroom condominium.

However, after analyzing their financials, I realized that they could achieve more than that. Today, they own a 3-bedroom condominium apartment AND a 1-bedroom apartment with a balance of S$150k cash.

In fact, they are now paying lesser than they would have if they had just upgraded from a 2 bedder to a 3 bedder condominium, due to the passive income derived from rental!

BUT I HAVE ALMOST FULLY PAID OFF MY HDB,

WHY SHOULD I UPGRADE?

If you are like most Singapore HDB Owners today, you are probably servicing your HDB flat using your CPF funds.

You might be thinking that it is wise to pay off the loan as soon as possible to lower your monthly mortgage.

However, this may be an action that can affect your future financial goals in the NEXT 5 to 10 YEARS!

You need to know how to use your CPF

CORRECTLY and EFFICIENTLY!

LOCKING AWAY ALL YOUR CPF IN YOUR HDB IS EATING AWAY YOUR WEALTH

With all or most of your CPF stuck in your HDB flat, you lose:

1. The 2.5% interest you can earn from leaving it inside your CPF  account,

2. The accrued interest of 2.5% to pay back when you eventually sell your flat.

That is 5% TAKEN AWAY from you, year after year.

For example, if S$200,000 worth of CPF funds is put into your HDB, at the end of 5 years, you lose S$26,600 in interest earnings.

Selling your HDB at the end of 5 years, you would have to return S$226,600 to CPF, which is S$26,600 less cash from your property sales proceeds.

In Total,

Your Potential Loss = S$53,200!!

So how can you escape this fate?
